Tower house in Kajaani
The first tower block in town, As Oy Kajaanin Ainonranta, was completed in 2023. LVI-Aitta was responsible for the building services contracting.

APARTMENT-SPECIFIC COOLING FOR INCREASED COMFORT
As Oy Kajaanin Ainonranta was completed in early autumn 2023. The apartment building, centrally located on the banks of the river, is the city’s first tower block and a new landmark. LVI-Aitta, which has been serving the builders in the area for four decades, was responsible for the heating and sanitation, cooling and ventilation as well as automation work on the project. QMG’s other subsidiary in Kainuu, Paikallis-Sähkön, was responsible for the electrical work.
Construction of the tower house started in December 2021. The location is excellent, close to a wide range of services and the adjacent shopping centre is accessible via a covered walkway. At the same time as the building of Ainonranta, the commercial premises of Osuuskauppa Maakunta were expanded in the centre. LVI-Aitta was also involved in this project.
Attention paid to modern building solutions
The 12 floors of the property have a total of 69 residential apartments. Granlund’s building services design pays particular attention to modern solutions.
The height of the building brought with it a few special features. The water pipes were fitted with a pressure boosting system. In addition, a fire escape line was installed outside the building for the rescue services, a so-called dry riser, which is required for all buildings over 8 storeys.
Room-by-room cooling increases the comfort of living. A cooling unit is installed on the roof of the building and all apartments have their own air conditioning unit. Remote-controlled convectors are part of Ainonranta’s modern cooling system. More than 20 kilometres of underfloor heating pipes have been installed to ensure a comfortable temperature in all seasons. The energy source is district heating.
– Ainonranta project was smooth in every respect and cooperation between the different parties worked well. The joint working methods have already been used in several other projects before Ainonranta. Logistics did not present any challenges this time either, as we were allocated storage space in the adjacent Prisma hypermarket’s parking garage, says Ville Hälinen, Managing Director of LVI-Aitta.
